Selling by auction: buyers set the price
When a property attracts interest, I let buyers compete fairly. Everyone sees the current highest offer and can top it. You sell at the price the market is really willing to pay.
Four steps from preparation to reservation agreement
Preparation and starting price
I prepare and present the property just like any other sale: photographer, video, listing. Together we set the starting price, below which you do not sell, and the minimum bid increment.
Viewings first
Only people who have seen the property can take part. I group viewings into a few dates, so everyone has the same information and the same chance.
The online auction
At an agreed time, the participants bid online. Each of them sees the current highest offer and the remaining time, but not the names of the others. Everything is recorded.
Reservation agreement
We conclude a reservation agreement with the highest offer and continue as with an ordinary sale: escrow, purchase agreement, Land Registry. I take care of all of it.
Not for every property, but ideal for some
- A property in a sought-after location that will attract several buyers.
- A unique house, land or commercial property whose price is hard to estimate in advance.
- You want a fast sale, a clear timetable and a market price, not a guess.
- Several co-owners or heirs who need a transparent, verifiable result.
After our first meeting I will know whether an auction suits your property. If it does not, I will tell you straight away.
FAQ
What if nobody bids above the starting price?
Then the property is not sold below the price you set. We go through the next steps together, for example an ordinary sale.
Is this a public auction?
No. It is a transparent way of choosing the best offer. Only buyers who have seen the property take part, nobody pays a deposit to bid and the purchase agreement is not concluded by the fall of a hammer. The result is a reservation agreement.
How much does it cost you?
An auction sale falls under the same commission as an ordinary sale, which we agree on in advance.
